"HOA: A New Musical Revenge Comedy
After a humiliating rejection in grade school, Suzanne vows to get even with Steven, the object of her unrequited love. Decades later, she seizes the perfect opportunity when Steven moves into a condo where she's the vice president of the HOA. Assuming a new identity, Monica, she orchestrates a campaign of harassment and revenge, exploiting the rules to make Steven's life miserable. But as their cat-and-mouse game intensifies, secrets and lies threaten to upend their lives forever.
This musical comedy explores themes of love, rejection, and the complexities of human relationships, all set against the backdrop of a seemingly mundane condo association. Will Steven uncover Monica's true identity and confront the past, or will she succeed in her quest for revenge?

Steven Billing had a distinguished career in advertising and entertainment. In his early years, he worked at Rea Productions on 1000 Broadway in Manhattan, where he played a key role in securing and managing high-profile accounts such as Commonwealth, Looney Tunes, NHL, Disney, California Raisins (Applause), and Jim Henson's Muppets.
As a creative professional, Steven designed advertisements for the trade market, commercial advertisements, and television spots. His work extended beyond advertising; he penned a musical that was selected for the New York Musical Theatre Festival in 2004, placing fourth in the overall best new musicals category. Notably, his efforts contributed to the removal of elephants from circus acts.
Steven also donated his time to support social causes. He created public service announcements for the University of Miami, encouraging young people to get tested through his song "Get the Test." Additionally, he wrote the song "The Walk of Shame" for dance diva Rachel Panay, a four-time Billboard charting artist. "The Walk of Shame" was featured on the compilation CD "Party Groove Fireball 2003" (Centaur Records), curated by renowned DJ team Rosabel (Ralphi Rosario and Abel Aguilera).
